Tenants benefit from access to our 24 hour, 365 day on-line management centre to report any maintenance or emergency issues, make rental payments and view tenancy details. We will use our comprehensive marketing methods as outlined in marketing to locate a suitable tenant. Once a tenant has viewed your property and wishes to make an application we will conduct our strict referencing procedure which will include: full credit check and fraud index report, employer and previous landlord reference and bank check.

As part of our standard service we will produce a photographic inventory, however we recommend a full written inventory and schedule of condition is purchased (we will provide a quote - price depends on property size/furnished/unfurnished). The inventory is important as disputes can arise at the end of a tenancy should no evidence be available to compare and contrast the condition of the property when the tenant originally moved in to the property.

If anything should go wrong at your property our maintenance department will be on-hand to deal with the issue to ensure it is resolved quickly. Upon letting your property we will arrange a monetary limit with you, which will allow us to go ahead with most maintenance jobs. If maintenance was required beyond this limit we would then contact you to discuss the issue.

Your property will be advertised in the North East House Hunter, Journal Homemaker, Sunderland Echo, Durham Advertiser, North East Times and Accent Magazine

An eye-catching To Let board can be erected at your property (if required)

We will carryout all viewings at the property

Once we have located a suitable tenant full references and credit checks will be carried out

Our agents will produce a photographic inventory - we can also produce a written inventory if required

We will produce all tenancy agreements and arrange and set up a BACS payment with the tenant

We will check the tenant in to the property, inform the utility suppliers and local council of the new tenancy and then professionally manage and inspect the property throughout the tenancy.
